History of Alvarado, Texas

In the winter of 1849 William Balch staked out a claim near an old Indian trail. His family did not last until spring but returned in 1851. Two years later Balch and a fellow settler, G. H. Sigler, laid out half-acre town lots. The community’s first sheriff, Abraham Hood Onstott, is credited with naming Alvarado for Alvarado, Vera Cruz, Mexico, where he fought in a battle during the Mexican War.

By the summer of 1854 Alvarado had an estimated 100 families and postal service. The focus of the town was a two-story building, where the Masonic lodge held its meetings and an elementary school conducted classes.

There was also an Alvarado College, operated by John C. Collier. The town had four churches, more than a dozen businesses, and 350 residents. In 1881 the tracks of the Gulf, Colorado and Santa Fe and the Missouri, Kansas and Texas railroads arrived.

Within a few years the population surpassed 1,000. Residents voted to incorporate in June 1885. By that time the community had a bank chartered in 1880, a newspaper named the Alvarado Bulletin, two schools, a number of gins, a hotel, and an opera house. By 1890 a second bank opened and the reported population exceeded 2,000.

By the mid 1920’s Alvarado had an estimated 1,200 residents and more than fifty businesses. Unlike may of its sister communities, Alvarado did not decline during the Great Depression and World War II, when the town actually managed to grow. The population reached 1,324 in 1943 and 4,129 in 1988, when sixty local businesses were in operation. Proximity to Cleburne and Dallas-Fort Worth area contributed to the growth.

Recent Developments

Alvarado is a rural community with an economy that has been primarily agricultural with only a modest retail and industrial establishments. In recent years the trend has been away from agriculture and towards more urban development. In 2007 Sabre Tubular Structures built a new 200,000-square-foot (19,000 m2) facility located on 147 acres on the eastern side of town. Sabre has over 200 employees at this facility.

The city also received a 2008 grant of $750,000 from the Texas Department of Agriculture for infrastructure improvements related to Sabre.

What Sets Us Apart

There are many property management firms out in the marketplace today, but they do not all oversee an investment properly.  At Herman Boswell Property Management, we do not believe in the remote management of our client’s rental properties.  With our firm being hands on, we are able to spot any potential problem sources such as continual damage being made to the rental property, and so forth.

We personally inspect each property we manage twice a year, as to prevent costly repairs, due to the tenant not reporting issues as they arise.  When choosing a property management company, it is very important that they manage your property directly and not off in some remote location, where their eyes will never see your property personally.

Unlike most of our competition out here in the marketplace, we are not a fly by night organization.  We have proudly served Dallas/Fort Worth since 1968!  When selecting a property management firm, be sure to investigate their ethical model that their organization has in place.

Find a firm that will provide rest assurance, that your property manager won’t just one day, not be there.  We aren’t going anywhere, and we are truly looking forward to earning your business.

To ensure that your property remains in the utmost best condition, we conduct regular inspections.  During these inspections, we pin point any needed repairs that may not have been reported by the tenant.  This process helps to eliminate prolonged damage to your rental, due to tenant failing to inform management of repair needs that arise.

The type of inspections, that we do are move-in, periodic, & move-out inspections.  We also conduct periodic drive by inspections. These inspections also help to ensure tenants are complying with their lease, as such as having unreported pets.

Our screening process is pretty robust, using the best 3rd party verification system available.  We utilize credit history, criminal history, employment verification and rental history to gain a complete picture of the lease applicant.

We have access to some of the most skilled trades people in the Dallas/Fort Worth area. Due to our size, we can get excellent rates on the most common needed work such as HVAC, plumbing, electrical, roofing, garage door, landscape, painting and more!

We utilize credit history, criminal history, employment verification and rental history to gain a complete picture of the lease applicant.

When a lease is up for renewal, we will contact the tenants that their lease is expiring.  When we notify the tenant that it is time to renew and will provide them with the details of what the renewal will contain, such as any rent price increase etc.

Your investment deserves more than just collecting the rent. Great marketing is what enables us to quickly fill vacancies. Our property management marketing services are geared to find renters quickly for property owners throughout the metroplex.

We handle ALL rent collection for our client owners. We also handle service of process and eviction proceedings if necessary.

Our staff is extremely knowledgeable in state and local landlord/tenant laws. If the tenant does not pay rent on time or breaches the terms of the lease, we initiate the proper legal steps necessary, in the fastest possible time frame, to minimize your costs and get the property leased again.
